Any chance we have any lawyers or soon to be lawyers or anyone that knows about landlord/tenants laws?
I have done a ton of reading but just would like to see what someone thought about a certain situation.

It is unlikely that you will find useful advice online. Property leasing is local and/or state law. You will have to just cough up a few bucks for a 15 minute meeting with someone locally.

I'm not a lawyer but lease agreements are legal instruments so can become a nightmare. You can call any local attorney and usually get a free consultation on the telephone for a few minutes, if its a complex issue they would need to be retained but most of the time I have a legal question my attorney only bills a 12 minute conversation.
